WJH, along with the team of attorney Sal Alfieri of Cleary, Giacobbe, Alfieri and Jacobs, Planner Christine Cofone, and Architect James Monteforte were recently successful in obtaining Planning board approval for an exciting mixed use residential development!
This approval was the culmination of 2 years of coordination, cooperation and hard work from the team and the Borough’s professionals T&M Associates and Beacon Planning, as well as the Planning Board and elected officials.
The project started 2 years ago, when the developer identified the property. It was a dilapidated commercial property, surrounded by a mix of residential development, adjacent to the Henry Hudson Trail (a rails to trails bikeway in Monmouth County). Recognizing the Borough’s desire to get an aesthetically pleasing development, while creating housing opportunities on an unproductive property, he acquired the property and approached the Borough with his ideas.
His project would qualify as an Area in Need of Redevelopment, which would allow the Borough to re-zone the property to allow for his creative design. Multifamily, duplex, single family and a two-family home were all proposed. Through many collaborative meetings with the Borough, their professionals and the public, the proposed zoning for the property was refined.
Once in place, WJH quickly worked to design the project to comply with the new zoning, as well as all NJDEP requirements. The project required and has obtained an NJDEP CAFRA permit, requiring it to go through, yet another level of scrutiny.
In the end, the project will consist of 48 multifamily units, 6 duplex units, 2 single-family homes, a two-family home, permeable pavement to reduce stormwater runoff, it will provide direct access to the Henry Hudson trail, and will remove an eyesore and clean up a previously contaminated commercial site.
